Painting is the job most often commissioned at home and the one that causes the most arguments, because the result is visible to the eye and so are the flaws. A good paint job starts not with the colour choice but with preparing the wall: scraping off the old paint, opening up and filling the cracks, filler and sanding. This preparation can take longer than the painting itself and makes up the bulk of the price. In Turkey labour is usually priced per square metre or per room; the wall area to be painted is roughly two and a half times the floor area. Ceilings, door frames, plaster repair and moving furniture are usually separate items. Who prepares the walls before painting?
The painter does, but whether it is included in the price varies from quote to quote. Scraping off old paint, opening up cracks, applying filler and sanding are the invisible part of the labour. If the walls are in good condition, preparation is quick; if there are damp marks, blistering or wide cracks, preparation can take longer than the painting itself. Show the walls to the painter at the site visit and have the scope of the preparation written into the quote.
What is the difference between washable paint and standard emulsion?
Standard emulsion is more economical, looks matt and is hard to wipe when it gets marked; it soils quickly in heavily used places such as children's rooms and hallways. Washable paint contains more binder, can be cleaned with a damp cloth and needs fewer coats. The difference is clear in the price per litre; washable paint in heavily used rooms and standard emulsion in little-used bedrooms is a sensible balance.
Can I stay at home while the painting is done?
With water-based interior paints, yes; the smell is light and since the rooms are painted one after another it is possible to stay in one of them. Oil-based paint and door frame paint smell heavier; on those days the windows need to be kept open. If there is a baby, a pregnant woman or someone with a respiratory condition in the house, it is better not to sleep in the freshly painted room on the first night. Gathering the furniture in the middle of the room and covering it lets the painter work quickly.
Do I need the building's approval for exterior painting?
Yes. Because the exterior counts as a common area you cannot have it painted on your own; a decision of the owners' meeting and the management's approval are required. If scaffolding is to be put up, a permit from the municipality may be needed for occupying the pavement. The colour is expected to match the building as a whole. For a single flat, the inside of the balcony or the walls within your own section fall outside this rule; even so, informing the management prevents disputes later.
